My investment property of the week is a three bedroom terraced house on High Street in Tibshelf.

This property is marketed by Green & May, a local independent estate agent situated on Alfreton High Street and although I haven't visited the property myself, it looks to be well presented and in good condition. Of course a thorough inspection by any potential buyer would be necessary to assess its full investment potential. Tibshelf is a popular rental area and properties there usually let within a very short period of time.

Rental values in the area for a property such as this range between

lowest £465pcm - highest £525pcm depending on the property.

If the property was purchased at the current asking price of £74,950 and let for £495pcm the yield potential would be a healthy 7.93%
